Simple Pricing

 

Monthly management fee

Residential:
Our monthly management fees are capped at 8% or $200 per unit, whichever is lower. Discounts are available depending on portfolio size.


Commercial:

Our monthly management fee is 4% of gross monthly rent.

Vacation Rentals:
Our monthly management fee is 12% of gross monthly revenue.

Leasing move-in fee

Residential:
Our leasing fees are 50% of one month's rent. It is a one-time fee due upon move-in.


Commercial:

Our leasing fee is 100% of one month’s rent. It is a one-time fee due upon move-in.

Tenant renewal fee

Residential:
Our renewal fee is a flat rate of $150. It is charged each time a tenant leases for an additional term.


Commercial:
Our renewal fee is a flat rate of $500.

What you can expect

 

We will run a Comparable Market Analysis and recommend a starting rent rate based off of currently available houses.

Advertising typically begins about one month before the house is vacant. Quite often we have a lease on the property before it’s vacant.

We professionally photograph your property and post it to MLS and more than twenty other websites.

A rigorous background screening for credit and legal issues is conducted on every tenant.

 

As licensed Realtors we utilize Texas Association of Realtors (TAR) comprehensive leases to make sure you are protected.

Monthly rents are due on the 1st and late after the 3rd.

We send a ‘Notice to Vacate’ if the rent is not received when we come in on the next business day after the 3rd.

We don’t like to file evictions, however from time to time it’s required and we do so on your behalf. Before we take those steps, we first contact you to see how you would like for us to proceed.

 

We attend all court proceedings on your behalf.

We handle any Homeowners Association (HOA) communications including the violations and coordinate with the tenant to remedy these issues or pay the fines.

We utilize professional software, so everything is accounted for and available to see on your monthly reports.

Your monthly statement is sent to you via email in an easy to read and understandable format.

 

Your funds are sent directly to your bank via ACH by the 5th day of the month or the first business day thereafter (observing holidays), as long as the tenant has paid their rent.

We have established a network of licensed and trusted professionals to handle anything from a leaky toilet to a full rehab of the property.

In putting people first, we have established an excellent working relationship with our vendors and in turn they offer fair rates.
