We are available 24/7 online or over the phone. We provide monthly statements and a yearly Profit & Loss statement to all owners. In addition, custom reports can be provided upon request. We can deposit the funds directly into an account of your choice. Most importantly, we provide open lines of communication while managing your property so that you are never left in the dark.

Our Property management services work with the main goal of always taking care of our clients first, it’s in our name and we live by that pillar of our business model every day. Every one of our tenants undergoes a four point screening process which includes an income verification, background check, rental verification, and credit check. We provide guidance on approvals; however, the final decision lies in your hands as the owner giving you a pride of ownership knowing that you helped in finding the absolute best quality resident for your asset.

Professional Service Property Management is here to serve YOU, and we believe our pricing strategy should be clear and concise. We charge 7% gross rent, a $150 renewal fee, and $0 in additional miscellaneous administrative fees. That’s it – we guarantee it. We also offer a low price management fee guarantee. Max monthly fee of $95 per month.

WHAT TO EXPECT AS AN OWNER

  • We will run a Comparable Market Analysis and recommend a starting rent rate based off of currently available houses.
  • Advertising typically begins about one month before the house is vacant. Quite often times we have a lease on the property before it’s vacant.
  • We Photograph your property and post it to MLS and over 20 different websites
  • A rigorous background screening for credit and legal issues is used on every tenant.
  • As licensed Realtors we utilize the (TAR) Texas Association of Realtors comprehensive leases to make sure you are protected.
  • Rents are due on the first and late after the third.
  • We send a ‘Notice to Vacate’ if the rent is not received when we come in on the next business day after the 3rd.
  • We don’t like to file evictions, however from time to time it’s required and we do so on your behalf. Before we take those steps we first contact you to see how you would like for us to proceed.
  • We attend all court proceedings on your behalf.
  • We handle any of the Homeowners Association communications including the violations and coordinate with the tenant to remedy these issues or pay the fines.
  • We utilize a professional software, so everything is accounted for and available to see on your monthly reports.
  • Your monthly statement is sent to you via email in an easy to read and in an understandable format.
  • Your funds are sent directly to your bank by ACH on the by the 5th day of the month or the first business day thereafter (think holiday) as long as tenant has paid their rent.
  • We have established a network of licensed professionals to handle anything from a leaky toilet to a full rehab of the property.
  • In putting people first Service First has established a good working relationship with these vendors and in turn they offer fair rates.
  • 24/7 Maintenance call center for tenants during any emergency.
